As outdoor sports seasons come to a close, equipment is being winterized and ball fields are getting a much-needed break from the wear and tear of another busy season. While preparing athletic facilities for the colder months, it is also important to ensure that concession stands are properly maintained, secured and ready for reopening next spring.
Taking a proactive approach to postseason maintenance can help reduce the risk of property damage, prevent costly repairs and ensure facilities are ready for opening day.
Consider the following recommendations when closing concession stands for the winter:
1. Clean and Inspect Commercial Cooking Equipment
Thoroughly clean all commercial cooking equipment before closing for the season. Many concession stands are equipped with commercial cooking appliances and overhead fire suppression systems. These systems should be inspected and serviced by a qualified contractor in accordance with applicable requirements, with documentation of the service date. The offseason is an ideal time to schedule maintenance and address potential fire hazards before operations resume.
2. Inspect Fire Extinguishers
Ensure each concession stand has the appropriate fire extinguishers mounted in easily accessible locations. Verify that extinguishers have current inspection tags and are in proper working condition. Addressing fire protection needs during the offseason will help ensure facilities are prepared when concession operations resume in the spring.
3. Clear Mechanical and Electrical Rooms
Inspect mechanical and electrical rooms for debris, unnecessary equipment and combustible materials that may have accumulated throughout the season. These spaces can easily become storage areas for maintenance supplies, lost-and-found items and other miscellaneous materials. Keeping them clean and free of clutter reduces fire hazards and helps maintain safe access to essential building systems.
4. Secure the Building
Ensure all concession stands are properly locked and secured when not in use. Consider installing security cameras to provide an additional layer of protection against theft and vandalism. Public Entity Partners offers an annual Property Grant that may assist eligible members with the cost of implementing security camera systems. Taking steps to secure facilities during the offseason can help reduce the risk of property losses.
5. Disconnect Unnecessary Electrical Equipment
Unplug nonessential appliances and disconnect extension cords before closing for the season. Extension cords are intended for temporary use and should not serve as permanent power sources. Removing unnecessary electrical connections can help reduce the risk of fires while facilities are unoccupied.
6. Protect Water Pipes from Freezing
Inspect exposed water pipes and ensure they are properly insulated to help prevent freezing and bursting during cold weather. Where appropriate, shut off and drain water lines that will not be used during the winter months. Taking these precautions can help prevent costly water damage and repairs.
Plan Ahead for a Safe Spring Opening
A little preparation at the end of the season can make a significant difference when spring arrives. By incorporating these recommendations into your postseason maintenance routine, you can reduce the risk of fire, theft, vandalism and weather-related property damage while helping ensure concession stands are safe, functional and ready for another successful season.
